The findings identify the Ritz-Carlton Residences Toronto as having the city's highest median maintenance fee at $2,275 per month—a figure that exceeds the next highest-ranked building by approximately $1,000. The report notes that the median price for a one-bedroom unit at the Ritz-Carlton was $1,987,500, double the price of the second-highest entry analyzed.

While maintenance fees typically cover building insurance, amenities, and reserve funds for major repairs, Wahi notes that inclusions vary. For instance, The Crofton, a midtown co-ownership building with some of the highest charges, offers all-inclusive fees that cover hydro, cable, internet, and property taxes.

Data shows a clear divide based on location and age. Nine of the ten buildings with the highest fees are in Toronto, with seven completed in 1991 or earlier. Conversely, the lowest fees were concentrated in Markham, Clarington, Scarborough, and North York, primarily in buildings completed within the last eight years.
